The property has a large master bedroom and ensuite bathroom, two double bedrooms, a spacious living room, and an extra bathroom with a claw-foot tub, with rooms able to be rented out for £700 a month.

The flat overlooks the sea and is a two-minute walk from Hove’s beach, as well as having a wealth of trendy pubs and restaurants within walking distance of the flat, and it is a mere five-minute bus ride to the centre of Brighton.

The owner of the flat, Fiona Koderisch, said, “I can’t think of a better gift this Christmas, especially with many people struggling financially after the pandemic this year, owning their own place may seem like a distant dream, but you could make that dream a reality.

“Lots of people in recent years have started giving lottery tickets as token gifts, well this is the same idea, but your chances of winning are much higher.”

There is now a gift option when purchasing tickets, which will present the email as a gift token to be printed out to give to your loved ones.

In addition to gifting a possible life-changing opportunity, you will also be supporting local children in need, as 10 per cent of all ticket sales will be donated to Rockinghorse.

This charity provides vital support for the patients of the Royal Alexandra Children’s Hospital and sick children across Sussex.

It is hoped that the final donation could be more than £100,000; the amount that the charity has lost in funding this year due to the pandemic.

Each year Rockinghorse distributes presents to sick children throughout the county that will be spending Christmas in hospital.

They are asking for gift donations to light up a child’s Christmas, which can be dropped off at the collection points in Churchill Square, ASDA at Brighton Marina, and Bluewater shopping centres.

Donations from local businesses, as well as individuals arranging their own present collections, are also encouraged and much appreciated.

Local hospitals look after all children, from newborn babies to 18-year-olds that are about to transfer to adult services, so a wide range of gifts for all ages are welcome.

A 21-year-old young woman – who was previously a patient at The Royal Alexandra Hospital – said, “I’ve been in hospital several times over Christmas as a child, and it’s such a difficult time; being away from most of your family and missing out on all the magic of Christmas, but receiving a gift that has been donated from the local community lifts your spirits so much.

“I remember the smiles that it put on mine and other children’s faces; It is so lovely to have something brighten your day and give you hope when it’s most needed.”

Stella Buckingham, fundraising events manager at Rockinghorse, added, “Being a child in hospital at any time of year is difficult enough, but not being at home for Christmas is even harder.

“We firmly believe that children should still experience some of the magic of Christmas, wherever they are, which is why we are always so grateful to our supporters who donate gifts to us.

“Even something small can make a real difference at a difficult time and we truly appreciate any donation that our supporters can offer – they really do put smiles on children’s faces.”
