Newbuild insurance

My last article for these pages covered the subject of buying newbuild properties and their sometimes complex legal titles. If you choose to buy a newbuild property then your solicitor must ensure that the developer has put in place a newbuild warranty to cover defects in the building. The newbuild warranty guarantees building defects usually for a period of ten years and it can be passed on to new owners of the property during that time.

As the recession has bitten and the number of developments decreased, so has the number of insurers offering newbuild warranties and it is therefore crucial that your solicitor has specialist knowledge of acceptable insurers & policy conditions and good links with lenders and their required insurance conditions.
