PICTURES: Bid for building with 90 flats near Crawley college

A bid to build a block of 90 flats near a college in Crawley town centre has been made.

Arcus PDC has submitted a planning application for the eight-storey block in Central Sussex College Crawley’s car park.

Planning documents stated the proposed designs followed repeated consultations with Crawley Borough Council.

The Planning Statement said access would be from Northgate Avenue and the development would decrease traffic despite the proposed loss of 26 car parking spaces.

It stated: “The evidence contained within the Transport Assessment demonstrates the ability of resident to live at the site, and not need to own a car, is very good and parking provision compatible (or more generous than other recently approved nearby sites).”

The Design & Access Statement added the views from Northgate Avenue and the rear of Friars Rookery were identified as of “utmost importance”.

It stated: “The proposed development makes a striking and exciting addition to the key view, enhancing the streetscene [Northgate Avenue] in terms of visual interest and animation.

“The combination of the layers of screening within the gardens of Friars Rookery, the open space adjacent to the site and that along the eastern boundary of the site present a comprehensive visual barrier to the proposed development. Only broken glimpses of the extent of the proposals are possible.”

Councillors are expected to vote on the scheme (CR/2016/0089/FUL) which also included proposed associated parking, landscaping and a frontage service bay on the land fronting Northgate Avenue in May.
