HMO plans for former Aldwick guest house

Plans to convert a former guest house into a House in Multiple Occupation (HMO) could be approved by Arun District Council in the new year.

The application, for the former Swan Guest House, in Nyewood Lane, Aldwick, has been recommended for approval by planning officers.

If the development control committee agrees, the building will be adapted to provide eight rooms with shared bathroom and kitchen facilities.

Two of the rooms would be on the ground floor, five on the first floor and one in the attic.

Objections to the plans have been lodged by Bognor Regis Town Council and four others, with concerns raised about whether the house is large enough for eight rooms, the lack of parking – only three spaces are provided – and the sheer number of HMOs popping up around the town.

A spokesman for the town council said: “A further HMO would upset a balance of a mixture of houses and flats which maintain the nature and character of the area which is already threatened because of other proposed developments.”

Planning officers did not agree.

A report to the committee stated: “The conversion of this property represents an efficient use of urban land without compromising the visual amenities or character of the area, highway safety or the amenities of nearby residential occupiers.”

The development control committee will meet on Wednesday January 6 at 1pm.
